Introducing the Tenerife Property Price Guide

Each week buyers are challenged by a series of important issues:

  • How do I know that I am paying a competitive price for the property?
  • What price represents fair value or a bargain?
  • How can I be sure that I am not going to overpay or be ripped off?
  • What measures can I use to determine a fair or good value price?

The guide will show the large differences that often exist between the same properties in the same area, maybe help you spot a bargain, or negotiate lower prices. We have gathered details of over 8,000 properties for sale from published sources, which we then sorted, classified, and reviewed to arrive at a final figure of 5,400 properties which form the basis of the Guide.

For example, you will find in the Guide that there are one bedroom apartments in Los Cristianos that are 29% lower in price than the average price; that in Callao Salvaje, in Adeje, 50% of all the two bedroom apartments are priced at the bottom quarter of the price range.

To enable you to spot value and assess house prices, we provide you with an important measure of value, cost per square metre of constructed space. This is an important measure of value in Spain and in Tenerife. Until now there was no reliable way of assessing how much a property is worth or what you should pay. We can provide you with powerful information over the following:

  • What to pay for a property, typically houses and apartments, across the whole of Tenerife.
  • Property types, prices, sizes, and costs per square metre across all the municipios (local government areas) and in towns and districts within the towns.
  • What your budget can buy.
  • What to pay and how to spot overpriced properties.
  • Help you spot those estate agents that only seemingly want to deal with foreigners, because their properties´ always seem highly priced´.
