We have gathered details of over 8,000 properties for sale from published sources, which we then sorted, classified, and reviewed to arrive at a final figure of 5,400 properties which form the basis of the Guide.

For example, you will find in the Guide that there are one bedroom apartments in Los Cristianos that are 29% lower in price than the average price; that in Callao Salvaje, in Adeje, 50% of all the two bedroom apartments are priced at the bottom quarter of the price range.

To enable you to spot value and assess house prices, we provide you with an important measure of value, cost per square metre of constructed space. This is an important measure of value in Spain and in Tenerife. Until now there was no reliable way of assessing how much a property is worth or what you should pay.
